Florida TrustDeed.com was created by an estate planning attorney on the Southwest Florida coast in response to the need of out of state attorneys for accurate, timely and economical deed preparation. Since deed recording is done by mail regardless of attorney location, we are able to meet your needs throughout the entire State of Florida.
We offer three levels of service; basic, standard and express.
Basic service includes preparation of the deed or other transfer instrument, calculation of the required transfer taxes, written execution instructions and written recording instructions. Basic service orders are completed within one week from the date of order. Basic service is $100.
Standard service includes preparation of the transfer instrument, calculation of the required transfer taxes, written execution instructions, review of the executed document by a licensed Florida attorney and appropriate recording of the transfer instrument by our office. Standard service orders are completed within 48 hours from the time of order. Standard service is $200.
Express service includes preparation of the transfer instrument, calculation of the required transfer taxes, written execution instructions with available telephone consult, review of the executed document by a licensed Florida attorney and appropriate recording of the transfer instrument by our office. Express service orders are completed within
one to two hours from the time of order. Express service is $300.
In lieu of income taxes, the State of Florida charges liberally for the privilege of recording instruments in public records. These recording fees vary depending on a number of variables and can be substantial in some cases. We will accurately calculate the required recording fees in each circumstance. Please note, recording fees are in addition to fees for deed preparation and review outlined above.
